The acceptance of the option depends on the availability of the appartment as the request has been received, would it be a written or a verbal one.

The reservation will be fully confirmed only after Adriabella has sent the guest a written confirmation (per fax or e-mail).
Acceptance of the reservation depends on:

- The possibility of option and on availability at the moment the request has been received, would it be a written or a verbal one.
- the accomplishment of a down payment.
- the authorization to the duties and charges indicated at 3, working in case of delete.

When the written confirmation of availability has been received, the guest will have to give the datas of his credit card sending a fax to 0039 0421 66156 or sending an e-mail to dune@adriabella.com; he will have to make a deposit in the measure indicated on the confirmation itself following the instructions for the online banking or making a bank deposit. The balance has to be payed 6 weeks before the check-in (42 days).

The total amount of the holiday is that indicated by Adriabella in the written confirmation. The price includes: room, reception (from 4 p.m. to 7 p.m.), linen (weekly change), gas, electricity. Telephone, fax and other extra charges are not included and to be payed at the check out.


 Also extra: transfers from and to the station, airport or other terminal, all the extra services and the extra cleaning (binding on saturdays).

Prices are expressed in Euro.
The cancellation, if communicated within 42 days before the arrival date, will be charged with the loss of the down payment. We will also hold the following further amounts according to the date of the communication of delete:

a. from warnings within 41 to 21 days: 40% of the total amount.
b. from warnings within 20 to 7 days: 60% of the total amount.
c. from 6 to the day before: 80%.
d. Missed arrival: 100%

These payments will be charged using the datas of the credit card given by the guest. No repayment will be provided in case of previous departure.

If the appartment is not available, Adriabella will suggest another solution according to the standards of the first request. Would this second choise not be accepted, every duty will be erased and any given sum repayed.
After the sign of the contract and before the accomodation, the guest is asked to pay 250,00 € as a cautional deposit: this amount will be kept during the holiday and held only in case of damages and extra costs.
If the caution is not sufficient to pay the damage, the guest will provide for the extra.

Would any damage been ascertained, the guest will have to pay according to its extent.
Four days before his arrival (from Monday to Saturday – from 9 a.m. to 6 p.m.) the guest is asked to call Adriabella (0039.0421.66171) or to send it an e-mail (info@adriabella.com) to inform about the time of his arrival and to gain further information about the check in.
If the guest wouldn’t call or take any contact on time, Adriabella won’t justify any possible delay or missed arrival, being the reception not opened 24 hours a day as in hotels and having the staff to be organized.

The appartment will be assigned from 4 p.m to 7 p.m. the day of the arrival and must be left within 9.30 a.m. the day of departure.
Arrivals and departures could be personalized according to Adriabella’s plans of operation, otherwise the latecomer will be charged with an extra fixed as follows:
a. 30,00 € if arrivals are from 8 p.m. to 10 p.m.
b. 40,00 € on arrivals from 10 p.m. to 1 a.m.
c. 50,00 € on arrivals from 1 a.m. to 7 a.m.
Once the time of arrival has been arranged, Adriabella will organize its reception staff, that will be waiting for the guest to give him the keys and all the information. To make the check in easier and efficient we kindly ask our guests to tell us the number of flight or the train timetable.
You are also asked to tell Adriabella the probable time of your departure – in any case not further than 9.30 a.m.- to allow the staff to accomplish all the formal duties: check of the charges, check of the appartment conditions, ascertainment of any damage, return of the keys and attendant signature.

Would the guest arrive at check out after 9.30, Adriabella will charge him with 50,00 € extra.
The highest number of persons admitted in each appartment is given by the description.
We don’t admit animals, and we don’t make exceptions.
Adriabella gives its guests the appartment clean and equipped with linen, towels and everything needed.
Final cleanings (or those made on Saturday, if one keeps staying for more than a week) are not included in the price and their cost will be mentioned on the confirmation e-mail (voucher).
From 1 p.m. to 3 p.m. and from 11 p.m. to 8 a.m. the guests are asked to keep silent. Would a guest disturb, he will be led out of his room without any repayment.
If the guest loses, brakes or damages his keys or if opening the door of his room would require the work of a technician, Adriabella will charge the guest with 20,00 to 250,00 € (unless there would be further costs), depending on the seriousness of the damage. Would the guest leave the keys inside the room, Adriabella will provide for the opening but there will be an extra of 10,00 € to 50,00 €.
Appartments have to be returned perfectly clean and tidy; would there be any problem during the holiday we kindly ask the guest to tell it about, just to allow Adriabella to find a quick solution.
Any complaint made after the departure won’t be followed by repayment.
The contract between Adriabella and its guests is subdued to the Italian Law, therefore ruled only by the italian courts.
Any controversy regarding the validity, the efficacy, the interpretation and execution of this contract and further agreements, will be resolved through Arbitration by the Camera Arbitrale Immobiliare e Generale di Venezia c/o Camera di Commercio di Venezia, whose regulation is declared to be known and accepted by both contracting parties.
